How does Just Rentals screen prospective tenants?
Prospective tenants must make 3 times the rent for the property they wanting to rent. We perform a criminal background check and a credit check. We also look for any civil or criminal judgements and we look for any evictions or monies owed to property management companies.
How do I pay my rent?
Rent is due on the 1st day of each month. For your convenience, we allow a 2 day grace period and will accept rent through the 3rd with no penalty to you. Checks, money orders, or direct deposits are acceptable forms of payment. We also accept online payments, credit cards and debit cards, which include a transaction fee.
What happens if I am late paying rent?
Rent is considered late on the 4th day of the month. On the 4th, an initial late fee is charged, as specified in the lease contract, and a daily late fee of $5.00 per day begins to accrue until the rent is paid in full.
As a property owner, how soon after you receive rent payments will I be paid?
Rental income is distributed on the 10th and 20th of each month. Occasionally, depending on how the days fall, typically weekends and holidays, we may pay out a little sooner or later.
What does Just Rentals charge for property management services?
Let’s start with what we do NOT charge you for:
  • No advertisement fees
  • No leasing fees (when a tenant renews or a new lease is executed)
  • No fees if your property is vacant because we keep our interests in line with yours. We don’t make money unless you make money.
  • No emergency fees (late night and weekend calls for emergency repairs)
  • No fees for filing evictions
  • No tenant qualification fees
  • No fees for standard postage

Now let us address the cost of managing your property.

We charge a fixed rate management fee which is determined by the condition, square footage and location of your property in addition to what the market will bear for rents in that area. We will give you our professional opinion of what your property is worth at all times. If you, as the owner, are wanting above what we feel is a fair price, we will address it at the time of our interview. Just Rentals strives to maintain an honest and open relationship with all its clients. Our “golden rule” is we will always treat you as we would want to be treated.
What happens if the tenant in my home does not pay?
If a tenant fails to pay rent on time, they are sent a three-day pay or vacate notice. If, after the three days, they have not paid their rent, the eviction process begins.
Do you have your own inspectors?
Yes, Just Rentals has on-staff inspectors for move-in and move-out inspections as well as all other inspection needs.
What if I want to move back into my house?
When wanting to take back your home, there are some considerations to keep in mind. First, the tenant’s lease will have to expire and a 30 day notice to vacate must be given to the tenant. Next, the management agreement will have to expire and a 30 day termination notice must be given to Just Rentals.
