On-Line Rental Application


Before your application can be processed, you must first pay an application fee of $45. Click HERE to access our payment page and carefully follow the instructions, then return to the application process.

You will also be required to upload a copy of your driver's license and pay stub(s)/LES representing one month's salary. If you are applying as a married couple, you must also include your spouse's drivers license and pay stub(s)/LES representing one month's salary, if applicable.

Resident Qualifying Instructions

  • A separate rental application must be fully completed, dated and e-signed by each applicant and all co-applicants age 18 and over. Spouses may complete one rental application. Do not leave any spaces blank. If something does not apply to you, write N/A.
  • Each applicant must provide government photo identification and allow it to be photocopied.
  • Applicants must submit one month's worth of pay stubs or LES, if military. Proof of income is required for each applicant. Total monthly income must be three (3) times the monthly rent. Employment and monthly income must be verifiable.
  • The rental application will be reviewed upon submission of all required documentation.
  • Renter's insurance is required for all leaseholders. proof of insurance must be provided on or before the date you sign your lease.
  • Roommate situations require approval of homeowner and property manager. Each co-applicant must meet income requirements individually and is responsible for full security deposit.
  • The rejection of one co-applicant shall be deemed as a rejection of all co-applicants.
  • Applicant(s) may be denied occupancy for the following reasons:
    • Falsification of application by any applicant
    • Incomplete application by any applicant, or omission of pertinent information
    • Insufficient income for each applicant
    • Criminal conviction history of a violent or sexual crime committed by any applicant or by other occupants (including children) who plan to live in the unit
    • Poor credit history of any applicant (credit reports are obtained)
    • Poor rental profile of any applicant (rental history reports are obtained). Rental history of:
      • Non-payment or frequent late payment of rent
      • Eviction
      • Unauthorized pets
      • Poor housekeeping
      • Unruly or destructive behavior by applicant, applicant's children or applicant's guest
      • Violence to person or property by applicant, applicant's children or applicant's guest

PLEASE READ CAREFULLY:

Military
If the applicant is a member of the Armed Forces, you must disclose if you have already received orders, you believe you are about to receive orders or are transferring within the next 12 months. You must also disclose if you are currently on temporary orders limiting your stay to less than a year.

Representation
Applicant and Co-Applicant represent that the information submitted on this application is true and complete. Providing false information is grounds for rejection or lease termination and retention of money tendered to landlord as liquidated damages.

Authorization
Applicant and Co-Applicant authorize landlord's broker to: (1)obtain a copy of any consumer or credit report related to this application; and (2)verify any rental history or any other information related to this application; and (3) discuss information in the consumer report with landlord and landlord's broker.

Pets
There is a minimum $400.00 ($200.00 Refundable, $200.00 Non-Refundable) pet deposit per pet. Select properties may require a different pet deposit and/or pet/rent. The following breeds/cross breeds will not be accepted under any circumstances: Akita, American Bulldog/Pit Bulls, Chow Chow, Dalmatian, Doberman, German Shepherd, Great Dane, Husky, Mastiff, Presa Canario, Rottweiler, Saint Bernard, Wolf Hybrids or any animal that we deem to be threatening, vicious, or a public nuisance.

You will be required to provide a picture of your pet and disclose the breed of your pet prior to approval of your application. Failure to accurately disclose this information may result in future eviction. Pets approved on select properties only.

Holding Fee / Security Deposits
Applicant(s) understand(s) that the holding fee placed on a property during the application process is non transferrable and will be forfeited if, for any reason, the lease is not executed on the property being applied for on the specified lease start date. Upon move-in, the holding fee will become the security deposit on the property.

AUTHORITY FOR RELEASE OF INFORMATION
Submission of this application will constitute my/our consent and authority to examine statements and information regarding my/our background and declare the foregoing to be true under penalty of perjury. I/We authorize you to contact my/our present and previous landlords, law enforcement agencies, credit agencies, and other references listed above. I/We hereby authorize the release of any and all data or records to Just Rentals, LLC. This authorization is given in connection with a financial and previous rental history investigation being conducted relative to my/our application for credit dealing with rental property. I/We understand that my/our rent will commence upon the date of approval of my/our rental application and the availability of the dwelling, whichever occurs later.

You are hereby agreeing to do business electronically with Just Rentals, LLC, not just with this application but with all further transactions and communications moving forward. We highly recommend, once you're a resident with our company, that you use the electronic payment portal for rent payments.
